Experience
Before joining Ankura, Joseph managed corporate and industrial construction projects, real estate divestitures and relocation of operations, supply chain and logistics projects, roll-out of new products in the energy market, and M&A projects. During this time, he actively contributed to the operations and success of a publicly traded energy company, a nationally recognized general contractor, an art museum, and businesses fostering diversity and inclusion.
Most recently Joseph managed unique and related projects and teams located throughout the continental United States for an energy company. Previously, Joseph successfully developed and executed projects for corporate, public, cultural, academic, and non-profit organizations while working with their management teams and boards. Joseph has managed all aspects of the project life cycle including planning, permitting, budgeting, due diligence, design development, integration, construction, and closeout while empowering and uplifting colleagues and minority business enterprises. Competent in various project types, Joseph meets schedule and budget requirements and proactively manages consultants and vendors.
Since joining Ankura, Joseph has joined our CD&A team driving progress on advisory and dispute engagements for nuclear projects in North America and Eastern Europe, and regional rail, healthcare, and laboratory projects in the continental United States.
Joseph’s professional experience includes:
- Completing projects and tasks by managing and coordinating teams with 120 individuals over 40 unique business functions through nine projects and initiatives, with select oversite from the PMO office.
- Developed and managed budgets and KPI’s, represented project teams to internal senior leadership and external groups, navigated and met requirements for state and local municipalities, and reported into the PMO office.
- Ensured resolutions were agreeable to all impacted, improved communication through working sessions, and adjusted timelines to ensure project and global company initiatives could be completed by team members simultaneously.
- Advocated for transparency and reduced contractor claims. Successfully initiated the use of third-party construction auditing. Ensured compliance with insurance and builder’s risk claim requirements.
- Implemented pre-construction planning techniques in curatorial department planning and installations. Managed exhibition renovations and building upgrades. Instituted the use of requests for proposals, purchase orders, and short-form contracts by departments. Obtained required county approvals.
- Reduced soft and hard project costs through diligent cost analysis. Negotiated project contracts and change orders. De-scoped design, consultant, and contractor proposals.
- Managed and processed all project details, including project revisions, change orders, client invoices, consultant and subcontractor invoices, and RACP, PIDC, and OEO funding requirements. Handled project revisions, change orders, client invoices, funds control, consultant and subcontractor invoices, submittals, and requests for information, overall and two-week project schedules, punch lists, and project close-out.
- Managed and supervised completion of tenant improvement work, base building work, MEP upgrades, art installations, punch list, and project closeout by design consultants, subcontractors, and staff.
- Managed, evaluated, and directed all aspects of union construction projects with a focus on quality of work, adherence to budget, compliance with funding requirements, and profitability of project. Collaborated with clients. Managed design professionals, consultants, subcontractors, and staff.
- Competitively bid projects, prepared documents for submission of proposal (project understanding, schedules, logistics plans, DBE participation requirements, and completed site surveys, feasibility studies, and cost estimates.
- Solicited, obtained, and negotiated design team, consultant, and subcontractor proposals. Defined scopes of work, released contracts, and acted as daily contact for the team. Nurtured long-term productive relationships with design professionals and subcontractors.
