Colleen Lenz is a Managing Director at Ankura based in Boston with more than eight years of experience in construction investigations for dispute resolution and construction advisory. Throughout her career, Colleen has assisted clients and expert testifiers by performing detailed analyses of complex issues to identify the root-cause of project management failure on projects around the world. Colleen’s expertise includes analyzing schedule delays for construction disputes, performing in-depth issue analyses through project document review/investigation, and assessing project damages. Colleen also advises clients during the pre-development and construction stage by providing ongoing schedule development/review, risk assessment, and assisting with schedule coordination between key stakeholders.

Colleen’s professional experience includes:
- High-End Casino – Everett, MA: Ankura is currently engaged by a subcontractor involved in litigation against the general contractor of a high-end casino project in Everett, MA. Colleen and the Ankura team performed a detailed issue analysis, interviewed project personnel, and performed a high level review of schedule delay to determine the cause and impact of key issues experienced to the subcontractor’s scope of work. Ankura assessed damages owed to the subcontractor ($13 million) and produced an expert report of its findings. Ankura will provide further testimony in an upcoming arbitration.
- Various Life Science Building Renovations – Boston, MA: Ankura is currently engaged by the developer of several life science building renovations in Boston, MA. To date, Colleen has assisted the developer through the creation and maintenance of a master schedule, tracking schedule data across key stakeholders, and keeping the developer appraised of progress and risks to timely execution of the projects. Colleen sends bi-weekly status updates and hosts monthly schedule review meetings to coordinate amongst the various key stakeholders.
- Various Projects – Toronto, CA: Ankura is currently engaged by the surety of a Toronto based contractor after the contractor went bankrupt while actively engaged on several development projects across the region. Colleen and a team of Ankura experts have assisted the surety by evaluating progress at the time of bankruptcy / termination, reviewing claims from parties involved in the projects, and determining / analyzing potential claims for the surety to pursue. Colleen’s work on the project has involved detailed schedule analysis, significant document review, and interviews with key project personnel to provide key findings and recommendations for the surety.
- Condominium – Worcester, MA: Ankura was engaged by the owner of a new luxury condominium building in Worcester, MA. Colleen and the Ankura team provided ongoing schedule review during construction to assist the owner with real time progress tracking and risk mitigation. Colleen’s work involved monthly in-progress schedule reviews, culminating in schedule review reports that were provided to the owner detailing key risk areas and areas for improvement within the contractor’s schedules.
- Life Science Building – Boston, MA: Ankura was engaged by the developer / construction manager of a new life sciences building in Boston’s Seaport District. The developer / construction manager of the project was responsible for all core and shell work while the tenant and its general contractor were responsible for all tenant fit-out work. Colleen’s work involved facilitation of weekly coordination meetings between the core and shell team and tenant fit-out team to discuss progress, identify risk areas, and track key “coordination points” while the teams worked simultaneously within the building.
- Highway Expansion – Scotland, UK: Ankura was engaged in providing an independent assessment of potential claims (in excess of £500 million) against the owner following excessive owner caused delay on a highway expansion project in Scotland. Colleen’s work included assessing key issues through detailed document review and extensive interviews with project personnel. Colleen assisted the project team in writing an expert report and creating several presentations of key findings to assist in settlement between the parties.
- Office Building High-Rise – Boston, MA: Ankura was engaged in advising the future tenant of a new office building in Boston’s Financial District. The office building was being developed within a historical building and had suffered significant issues during construction, thereby delaying the future tenant’s date of occupancy. Colleen and the Ankura team conducted monthly in-progress schedule reviews, created modeled “what-if” schedules based on historical performance of the job, and advised the client on expected future occupancy dates.
- University Arts Center and Childcare Center – NJ: Colleen and a team of experts were engaged as schedule advisors to perform monthly in-progress reviews of two new construction projects at a large university in New Jersey. These new projects consisted of a new arts center and a childcare center at the university. Bi-weekly and / or monthly schedule review reports were created and shared with the owner, contractor, and third-party scheduler to provide insights into the actual progress of construction, areas of potential risk, suggestions for avoiding risks, and suggestions for schedule improvements. Colleen also performed monthly site visits to track actual progress of work performed.
- Potash Mine Expansion – Alberta, CA: Colleen and a team of experts were engaged in providing an independent assessment of claims for the owner against the EPCM contractor following construction on the expansion of a potash mine in Saskatchewan, Canada. Project costs exceeded $3.5 billion (CAD). Colleen’s work included assessing the project to assist the client in understanding the reasonableness of a potential claim. To do this, Colleen and the team performed an analysis of invoiced costs to determine key areas of cost overrun and damages owed. Colleen analyzed project schedules to execute a high-level assessment of delays on the project. Colleen also reviewed key project documents and compiled a detailed database of issues to assist in creation of a timeline of the project. The case concluded with settlement, a positive outcome for the client.
- Natural Gas Processing Plant – British Columbia, CA: Colleen and a team of experts were engaged by the contractor to provide an independent assessment of claims against the contractor, which totaled more than $200 million. Colleen performed a detailed critical path schedule analysis, examined and compiled issues through in-depth document review, and assisted the project team in writing two expert reports for arbitration. All claims against the contractor were denied in arbitration final award, a positive outcome for the client.
